House builders and Developers have for many decades purchased strategic land throughout the United Kingdom . Their objective is to hold such land until expansion of communities or housing demand dictates that such land can be designated for building projects.
Invariably such land is purchased as Greenbelt or Agricultural land and therefore purchased at relatively low cost allowing them to create and maintain substantial land reserves. The change of planning status offers them substantial profit even without building on the land.
Jardin Smith International is pleased to bring such opportunity to the private individual as an affordable stake in the future and with the potential to profit from strategic land ownership as follows:
Plots of freehold land without the benefit of Planning Permission are made available for purchase; each plot is defined by co-ordinates taken from a topographical survey of the site which confirms accurate plot location and area.
The purchaser selects plot/plots from a national development plan which includes communal areas for potential estate roads, pavements & green space.
Plots are sold on the clear understanding that they are classified as Greenbelt Land in the current Local Plan that governs the locality.
The purchaser acquires Absolute Freehold Title to their Plot at completion.
The sites are carefully selected and in the opinion of Jardin Smith International are strategic by nature of; location, access, availability of utilities and in areas where Central or Local Authorities have a stated policy to construct new homes and/or provide affordable housing.
There is no guarantee or warranty that any change of planning status will be granted to the site or any part of it.
A management company is established by the Vendors and the purchasers of each plot voting rights based on how much of the site they own.
The Management Company is then responsible for seeking appropriate Professional guidance and taking any planning process forward.
It is intended that the Management Company's planning process works towards the whole site being sold with or without permission to a Developer.
The sale of the site will be sanctioned and agreed by way of a majority of 60% of the Plot owners.
Any proceeds of sale, of the site or part thereof, will be distributed to each plot owner in proportion to their plot area owned. |
